Golf Course Sale

Montgomery McCracken real estate attorneys represented a long-term client in the construction and multi-million dollar sale of a 200-plus acre golf course located in suburban Philadelphia and Montgomery Counties. The construction of the golf course had been substantially completed at the time of the sale, but many unresolved issues among the contractors, architects, and seller and buyer were negotiated by the attorneys through the last hours of the closing. This brownfield site was heavily investigated and remediated in compliance with the Pennsylvania Land Recycling and Environmental Remediation Standards Act, making it one of the largest such sites in Philadelphia. Montgomery McCracken attorneys obtained approvals for the proper zoning for the golf course, negotiated the sale, and closed the transaction after 30 hours at the settlement table.
